Subject: Proposed Melrose/Evergreen stop light

Supervisor Kinsey asked Al Wunthow,current president of the Homestead Valley Community Association (HVCA), to inform residents at the HVCA Annual Meeting of the request of several Evergreen Ave. residents that a new stop sign be installed at Melrose and Evergreen and obtain their sentiments.
Several weeks ago I requested Al and Les to include Supervisor Kinsey's request in the HVCA's Annual Meeting public notice
The recent HVCA Annual Meeting public notice or sidewalk meeting sandwich boards do not mention Supervisors request.
As a result it is more than likely that nearly +/ 250 Homestead Valley property owners (+/- 1,250 daily trips) living north, south and west of Melrose Ave. who use Melrose, N. Ferndale, Laverne or Montford to access Evergreen Ave. will coninue to remain uniformed about this stop sign proposal.
And Al Wunthow will not be able to convey neither their pro or con opinions.

This might seem excessive, but considering the volume of rhetoric I
have received on the subject I am now compelled to throw in my own two
bits worth.  Could you send this out with your next group mailing
since I don't have access to a Homestead e-mail list.

I see three problems and propose three solutions:

-First is the aesthetic problem of a suburban cement sidewalk.  The
picture below is of the new crushed rock path on East Road connecting
Sausalito to Fort Baker/Cavallo Point.   The same design would seem to
be very compatible with the character of Homestead Valley. The
sidewalk measures 4 feet wide (that includes the 6" cement curb). The
cable fence might help to define the right of way, protect homeowners
property fronts from abuse, and even  encourage them to maintain their
own frontage between their property and the walkway. It also might be
unnecessary.

-Second is the logistical problem of the block (on the turn) between
Elm and Linden.  The south side of Evergreen on the curve would simply
have to become a no-parking zone. Although that would seem to be
unfair to the homeowners affected, each of the houses on that side
actually  has the  space  to accomodate  one or two cars on its own
driveway or in undeveloped space in front of the house. A few of the
houses would need some work done. For example, the houses at  #117 and
#139 have potential access to what at one time was driveway space in
front of a garage.  The corner house (#101) has driveway access on Elm
to a structure that has been apparently  converted to a living unit .
The un-numbered house currently being rennovated between 137 and 199
has no driveway, but there is space in front of the existing structure
for parking, even though it is not configured so at the moment. Funds
for necessary improvements should be made available from the project
budget.

-Third is the corner of Melrose and Evergreen, which will need at
least a well-marked crosswalk to the  beginning of the walkway.  One
big problem with the current intersection is that souteast corner
curves into a right turn, which only encourages faster right turns
(around a blind corner) by cars already going downhill on Melrose.  A
curbed corner could be extended out from the property to give more
sidewalk room for pedestrians,  to re-define the corner as a right
angle, and to in-effect slow traffic down. The curb space should be
taken from the street, not from the existing narrow frontage, and be
replaced by an equal widthth of street space added on the Volunteer
Park side.  A Pedestrian sign could slow traffic even more and
eliminate the need for 3-way Stop signs at that corner.  Speed bumps
are out of the question because they are a serious hazard to
bicyclists.

From what I can see, the rest of Evergreen is already configured for a
sidewalk, with a curb already in place for most of the straightaway.
The funding, of course, seems to come with lots of strings attached.
I am opposed to the proposal we have been given, but we do have a
problem with traffic and pedestrians, with or without Marin Horizon
School, and an appropriate solution seems worth considering.

Hi Karita,

Rosalind Hamar (MHS) and Craig Tackaberry (DPW) made the following false statement on page 7 fourth bullet of their SR2S application.

"The Homewood Valley Community Association Traffic Calming Committee endorse the Traffic Management Plan developed by the County and the proposed improvements for traffic calming (narrowing the travel lanes and sidewalk improvements)."

The following are knowingly blatant false statements.

1. The "Homewood Valley Community Association Traffic Calming Committe" does not exist. And its impossible to misname this fictious organization cited by the applicants.
2. Craig Tackabery has denied that the County (DPW) developed a "Traffic Management Plan" as stated by the applicants.

We believe we have provided you with sufficient evidence to warrant the rescinding of SR2S funds for cause. That cause being MHS' and DPW's false statements, incomplete statements and fraudulent use of these funds to aid MHS to comply with 2005-105 Use Permit requirement.

We expect that SR2S funds be used solely to aid neighborhood school children to walk to their school from their neighborhood school and back. Not to provide a comfortable walk from a student commuter parking lot to school in only in morning only when the County monitors MHS arriving and departing vehicles.

Unless appropriate action is taken the residents of Homestead Valley may as a "class" be compelled to seek relief.

The plot thickens in spite of the following potentiall negative impacts that warrant CEQA EIS study the Director of DPW has declared his project to build a sidewalk on Evergreen Ave. is "exempt". See below email from an Evergreen Ave. resident.

Surely SR2S will require that its funds not be used to destroy a neighborhoods environmennt in order to aid a private school to comply with its Use Permit maximum limit on vehicles entering and leaving Homestead Valley.



· An Environmental Impact Study is warranted by the California Environmental Quality Act given that the project is not consistent with the following Tamalpais Area Community Plan goal, policies and objectives.
- Tamalpais Area Community Plan (TACP) Goal # 1: Maintain the semi-rural character of the community as defined by its small town residential and commercial setting and the quality of the natural environment. A 4’-0” wide sidewalk is consistent with TACP Goal # 1. A wider sidewalk is not.
- Road Way Design Character: Objective T-6: To retain the character of the Planning Area by assuring future roadway construction and improvements will have a low impact on the residential environment. A 4’-0” wide sidewalk is consistent with TACP Goal # 1. A wider sidewalk is not.
- Policy T-6.1: All roadway improvements must be designed to preserve and enhance the semi-rural character of the Planning Area. A 4’-0” wide sidewalk is consistent with TACP Goal # 1. A wider sidewalk is not.
- Policy T-6.2: All new roadway improvements must be designed to have a minimal impact on the values of the natural environment. A 4’-0” wide sidewalk is consistent with TACP Goal # 1. A wider sidewalk is not
- Title 24 Section 24:04:460: Sidewalks within village areas: Unpaved pedestrian walks at least four feet in width shall be required elsewhere. (residential areas).
- 8’-0” wide on street parallel parking spaces are not consistent with 24.04.110 36’-0” wide curb o curb width required by a residential road way and Caltrans standards. ( 2 – 11’-0” travel lanes (22’-0”) and 2 -7’-0” parking lanes (14’-0”).
- Narrowing Evergreen Ave.’s travel lanes to less than 11’-0” per lane is not consistent with Caltrans minimum travel lane width.
- Potential loss of approximately 6 residential visitor on-street parking spaces. May be mitigated by designating on-street parking spaces on the north side of Evergreen Ave. adjoining Volunteer Park as Resident Parking Only.
- Regrading of 27 private vehicle property driveways.
- Potential removal of +/- 5 protected coast redwood trees.

Fwd: False SR2S statement " The Traffic Management Plan developed by the County

Your Nov. 6th public statement at DPW’s Evergreen Ave. sidewalk review meeting that there are no false statements in the MHS/DPW application for SR2S funding is uniformed.

DPW's application for SR2S funds contains the following false statement on
Page 7 fourth bullet which states:

"The Traffic Management Plan developed by the County and proposed improvements for traffic calming (narrowing of travel lanes and sidewalk improvements"

That this is a false statement is confirmed by Mr. C. Tackabery's below email response to my below Nov. 11 email asking if the County had developed MHS'
Traffic Management Plan as claimed by the MHS and DPW applicants.

Your personnel acknowledgement of receipt of this email is respectfully requested as well as the action you will tale to correct DPW's false statement.

Bob.

Marin Horizon School has publicly referred to a "Marin Horizon School Traffic
Management Plan developed by the County".

I've been involved with a locsal resident's group overseeing Marin Horizon
School since 2003 and have never heard that the County developed a Trafic
Management Plan for MHS. Is this true or an uniformed mis-statement ?

I do know that Marin Horizon School's traffic consultant R. Harrison developed a
Trafic Management Plan in 2003 and Dowling & Associates revised it in 2010.
I presume DPW Land Management and Water Resources reviewed it each time.

DPW Director Mansourian:

- Marin Horizon Inc.’s Marin Horizon School is mandated by County ordinances to make street improvements along Marin Horizon School's street frontage on the west side of Melrose.This portion of the project is a knowingly fraudulent application to use SR2S and County funds as Marin Horizon School is required to make the street improvements for which public funds have been applied for.
· Marin Horizon School's new building and partial demolition and reconstruction of its original building on Melrose Ave. was required a have a building permit in 2005 and is mandated to provide and pay for ADA compliant street improvements fronting its building sites in accordance with Section 24.04015 (c) and Section 19.05.010 and California Building Code CBC 1127B. Confirm that the scope of work for the Melrose Ave. street improvementare deleted and not fiinanced by SR2S or County funds.
· 19.05.010 Purpose: "Any person who constructs or causes to be constructed any building, dwelling or other structure for which a building permit is required shall be obligated to construct or have constructed or repaired street frontage improvements and driveways as specified in Title 24 of this Marin County Code, along all street frontages abutting the building site upon which the building, structure or structure is to be constructed, unless adequate street frontages improvement already exist and are in good condition
· Marin Horizon School’s on street passenger loading zone location does not comply with County Ordinance Title 24 Section 24.04.340 (p) which mandates that Marin Horizon School’s on street passenger loading zone be located off-street/on–site.
· Marin Horizon School’s on street passenger loading zone is on a slope greater than 2% and is as such is not ADA compliant. CBC 11.31B.2. The County was made aware of this in 2009.
· A minimum ADA compliant 5’-0” wide sidewalk is required to be furnished by Marin Horizon at Marin Horizon School’s passenger loading area. CBC Fig. 11B-24.
· ADA exterior walks and sidewalks shall be a minimum of 4’-0” wide. CBC 1131B.7.1.
· An ADA compliant sidewalk width greater than 4’-0” wide adjoining a 6” curb is not consistent with the Tamalpais Area Community Plan or Department of Public Works ordinance Title 24 requirements. See 9. Deliverability below.
· For some unknown reason Supervisor Kinsey and the Marin County Department of Public Works did not and has not required Marin Horizon School to comply with Title 19 Sections 19.05.and 015, Title 24 Section 24.04.340 (p) or CBC 11.31B.2 which requires the on-street passenger loading area to have a maximum slope of 2%.


A 4'-0" wide ADA compliant sidewalk adjoing a 6" curn on Evergreen Ave. may be acceptable subject to a vote of approval of only those Evergreen Ave. property owners on whose property it will be constructed and who will be financially responsible for its permanent maintenance.

The cost issue of permanent maintenance could be resolved by a County recoded agrreement with each of +/- 27 property owners to absolve them of all permanent maintenance responsibilities and related costs.

I stand corrected. They must have left school after 3:30 PM. . Marin Horizon is most likely maing a show by requiring afternoon walkers. Afternoon walkers counted earlier in Oct. counted an average of 4 walkers per hour. See Fig. 3 and 4 attached.

Charles, just to let you know that I went out to get our mail at 3:35 this afternoon. There were several groups of 5-7 children walking down from the direction of Marin Horizon School...probably 15 kids in total. I'm not happy about this whole proposal either, but we have to be accurate when we cite statistics. There were also four cars driving down past them, each with one child and a parent.

I personally could support the following pedestrian pathway along Evergreen Ave

IF WE MUST HAVE A "SIDEWALK" THEN:

I personally could support a pedestrian pathway design proposal along Evergreen Ave. from Melrose to the City of Mill Valley as follows:
a) Two new 11'-0" paved travel lanes.
b) A 7'-0" on street parking lane paved with decomposed granite as approved by DPW along the street frontage of the large white home at the corner of Melrose and Laverne Ave.
c) A continuous 6" exposed aggregate reinforced concrete curb. (prefer using black ornamental bollards as in Europe to keep vehicles off the pathway and to reduce grading and drainage costs)
d) A continuous 4'-0" decomposed granite pathway in accord with Marin County Title 24 Section 24.04.460 for village area sidewalks and maintained by the County.
e) A continuous 3'-0" wide planting strip with a 12 ga. galvanized between the decomposed granite pathway and adjoining property. This will preserve most of the existing street trees and landscaping.
f) Provide a cross walk at the east end of Volunteer Park from the pathway on the south side of Evergreen Ave. for Marin Horizon School students who will walk this more direct way. They will not walk the longer distance along Melrose to cross Melrose to cross to a pathway on the south side of Evergreen. Marin Horizon School to provide a crossing guard for its students.
g) Provide a decomposed granite pathway through Volunteer Park to a cross walk at Melrose to join Marin Horizon School's street improvements (ADA sidewalk, curb, gutter, drainage and paving that Marin Horizon School is required to provide in accordance with County ordinances 24.04.015 (c ) and Chapter 19.05 as a result of constructing its new classroom building.


The above design proposal is consistent Homestead Valley's Tamalpais Area Community Plan TACP T6.1 and T6.2 that 1) "All roadway improvements (sidewalks/pathways) must be designed to preserve and enhance the semi-rural character of the Planning Area (Evergreen Ave)" and 2) All new roadway improvements must be designed to have a minimal impact on the value of natural environment.
b) The materials and 4-0" width of the proposed decomposed granite pathway are consistent with usage by less than 20 pedestrians per hour and with the semi-rural character of Evergreen Ave. and is consistent with TACP T6.1 and T6.2.
c) A 7'-0" on street parking lane paved with decomposed granite is consistent with the compacted gravel parking on the north side of Evergreen Ave. It will absorb storm water. visually unify the streets image and enhance the semi-rural character of Evergreen Ave. and is consistent with TACP T6.1 and T6.2.
d) Evergreen Ave. 22'-0" wide paved travel surface is not reduced allowing vehicles to travel in the middle of the road, as they do now, enabling them to pass cyclists and clear them by
+/- 7'-0". Reducing the minimum Caltrains 22"-0" wide paved travel surface endangers all vehicles and cyclists.
e) As a "Traffic Calming Measure" Require Marin Horizon School to mitigate its significantly negative traffic impact on the volume of traffic on Evergreen Ave. by "tanning" its 1-8 grade students.
o An independent traffic count survey this fall shows that 36% of the the total of morning school hour traffic are Marin Horizon School vehicles. And 51 % of the the total of morning school hour traffic are Marin Horizon School vehicles. See Fig,. 1, 2, 3 and 4.
f) To control speeding the Marin County Sheriff office has informed me that if requested by the community it will monitor and ticket speeders.
o During the independent traffic count survey this fall vehicles that appeared to be speeding were vehicles with children going to to or coming from Marin Horizon School.

Hello Neighbors: I rarely respond to the group but this has hit a
nerve for me. I grew up in Homestead (Holly Street for 40 years), I
walked to Homestead School, now known as Horizons School (Bahh) sorry.
After Homestead I was bused to Strawberry School via Bus#5, my driver was
Willy(why I remember him is that was a great time as a kid) god bless
Willy and and Bus #5 to Alto Ed. and finally walking Evergreen to Mill
Valley Middle School and then walking Evergreen to Tam High School.
Never a problem.

As drivers go people driving then and now regardless of the posted speed
limit they slow way down for pedestrians, no lie. The only problem now
is the increased traffic generated buy the wait for it-----Horizons
School during AM and PM drop and pick up, why because they are bringing
in none Homestead Resident students. What happened to are public
schools? Anyway a sidewalk down Evergreen Ave. NO NO NO has anyone
done a current stat on accidents humm? A Sidewalk would cost major tax
dollars, narrow the passage and freak the whole area again!
Stop Horizon's control of are neighborhood. Listen to Charley when he
mentions Horizon's failure to comply witth couny ordinances. He has done the homework
we all over look. NO on the sidewalk and any thing Horizons School has
proposed since they have been given a free pass by are local politicians
For you Horizon members
I'm sorry. You should have asked your neighbors before just doing it. I stand ready to take action and will.

Thanks for the comments and recommendation.
It’s a great idea to ask DPW to clear the existing shoulders and make walkable pathways in lie of cold gray concrete sidewalks.
I believe legally DPW is responsible for containing storm water drainage on its roads and streets and prohibiting it from entering onto private property. And that DPW engineering would be ferlick if it did not adress widening Eevrgreen Ave to comply with Title 24 ADT minimum width requirements as well as existing storm water and flooding issue
Maybe Supervisor Kinsey and DPW Director Mansourian could implement a walk able shoulder plan for our roads to maintain our community's semi-rural character.
Seems that in lieu of implementing our Tamalpais Area Community Plan's goals and objectives to preserve our community's semi-rural character the County prefers to support Marin Horizon School's (MHS) actions that will permanently change Homestead Valley into just another suburban community.
DPW’s installing 3 and 4 way stops signs at Melrose, Montford and Laverne Ave. and a proposing a sidewalk on Evergreen Ave. a direct MHS negative impact only required because of MHS 100% increase in traffic volume on our roads.
Supervisor Kinsey and the Community Development Agency have yet to explain why the negative impacts of MHS generated traffic and parking were not even discussed in the 2005 MHS Environmental Impact Study that found that MHS’ proposed expansion plan would not have negative impact on Homestead Valley’s semi-rural character.
The massive negative impact of MHS’ traffic our streets and need for a sidewalk on Evergreen Ave. can be eliminated by Supervisor Kinsey, the Community Development Agency and the Department of Public Works requiring MHS to bus all students and special event attendees.

Great work on helping me understand the depth of this proposal. I am curious
why no one has suggested a cleanup of all existing undeveloped county right-of
-way"s that is currently functioning as a de facto sidewallk. Surely passage
could be made more managable and "attractive". Far more appealing than the
proposed cement carpet, and protecting the semi-rural character of the Valley.
Also, does their proposal address water collection and promote any relief for
resident on the lower "flats" of Evergreen Ave. Water removal maybe a
seperate issue but once repaving/road adjustments are rightfully suggested the
scope of this projects broadens.

We have just learned from the Homestead Headlines, our local community information paper. that "DPW is proposing to construct a sidewalk along Evergreen Ave. that will serve Marin Horizon School. The proposed sidewalk will run from the Mill Valley City Limit (250 feet east of Ethel Avenue ) to the end of Evergreen Avenue. Construction would occur in the summer of 2011"..."A public meeting to hear your preferences, concerns, and feedback has been scheduled for Wednesday, July 14, @ 6 p.m. at Marin Horizon School, 305 Montford Avenue"

Please let me know:
1. Why is DPW proposing to construct a sidewalk along Evergreen Ave. that will serve Marin Horizon School, a private non-profit multimillion dollar a year educational corporation that pays no County taxes?
2. Why is this meeting not scheduled by DPW in a public venue in compliance with public notice for public meetings?
3. Why is a public meeting being held at Marin Horizon School, the beneficiary, and not at the Homestead Valley Community Center?
4. Marin Horizon School's 2005 negative Environmental Impact Study, reviewed and approved by DPW staff, did not recommend building this sidewalk which will have a significant negative impact on all the residential property it will be adjacent, destroy the semi-rural character of the Evergreen Ave. neighborhood and is not consistent with the Tamalpais Area Community Plan goals, objectives and policies.
5. Why has an Environmental Impact Study not been made as this proposal will have a significant negative impact on all property adjacent to the proposed sidewalk?
6. Why not require Marin Horizon School to provide privately fund busing for all day students and special day and evening event student and adult attendees? This would eliminate Marin Horizon School commute traffic on Evergreen Avenue (which amounts to 53% of all Evergreen Ave. traffic) and the few students (15 +/-) and groups of special event student and adult attendees who currently walk to and from Marin Horizon School on Evergreen at Marin Horizon Schools expense.

We would appreciate receiving your reply prior to the 14 July 2010 meeting and the attendance of a DPW representative at this meeting to properly inform the public.

With all due respect, this conversation regarding a proposed Evergreen Avenue sidewalk as presented in Mr. Sands’ email below seems to be obsessed with all the micro technicalities of the issue: how wide is it, what type of edging should be specified, how far apart on center are the galvanized metal bollards, what sort of crushed granite is used, and so forth.

Can we back up here and take a look at the larger picture? Who proposed that we run a sidewalk of any kind down Evergreen Avenue? Who voted for or petitioned for such a proposal? Is that what we want for our neighborhood? Have the homeowners along Evergreen said that’s what they want? Won’t such a sidewalk change the character of the street in a very significant way? How would it impact on-street parking and right of way for the cars driving along the street? If a sidewalk is desirable, who decides how it’s constructed or what it looks like? Aside from the aesthetics, who will maintain it? I imagine all of these questions are just the tip of the iceberg.

Furthermore, this conversation has a distinct vindictive ring to it: who pays what percentage of the proposed sidewalk, what prohibitions are placed on MHS vehicles, who is responsible for what percentage of the area’s traffic. It feels to me as though someone is looking to punish MHS for their expansion and allegedly biased environmental impact report by sticking them with the cost of a gigantic, potentially hideous sidewalk.

Let’s please not cut off our nose to spite our face here. If MHS needs to be penalized for erroneous omissions in their report or other building/operating code violations, or if they need to revise their traffic plan to improve pedestrian safety, then let’s find the proper forum for that discussion rather than trying to create financial burdens and other impositions for them. Let’s keep the issues clear. Let’s be constructive. Let’s put common sense before codes and regulations. And let’s be darned sure we know what we are asking for.

If the Homestead Valley community as a whole has grievances with MHS, or any other body for that matter, I would like to know that we have properly vetted the issues and have engaged in an open process to establish the objectives before we make allegations of gross misconduct, call for punitive actions, or seek specific remediation that affects us all as a neighborhood.

Speaking of which, when and where is the DPW hearing on this sidewalk proposition to be held?

MITRA MOHEB DID NOT REQUIRE MARIN HORIZON SCHOOL TO COMPLY WITH 23.04.335(a)IN HER MERIT COMMENTS.

And 24.04.335 (a) was not even cited in Marin Horizon Schools E.I.S.

Seems all Marinites are equal but some (Marin Haliburton School) are more equal than others.

Prior to issuance of a building permit:

1. Per MCC §24.04.335(a) & §24.04.340(a), for single family dwellings,

on-site independently accessible parking spaces are required. If
on-street
parking is restricted or nonexistent then 2 additional on-site parking
spaces
are required for guests.
2. Per MCC §24.04.250, a minimum driveway length of 20 feet should be
provided
from the front of the garage or parking structure to the edge of
pavement. A
lesser length may be approved for constrained sites (refer to MCC
§24.15 for
more information).
3. The proposed slope for the temporary access way off of North
Ferndale Avenue
is 49%!! The provided Construction Management Plan shall identify what
equipments can and will be able to use this temporary access way.
4. The proposed temporary retaining wall will require a building
permit. A registered civil engineer or a structural engineer shall design the
site retaining walls. Provide calculations for the retaining walls.
5. In the traffic management plan, note that the traffic on North
Ferndale Avenue can not be delayed more than 3 minutes.
6. The drainage pattern along North Ferndale Avenue on the frontage of
the subject property and at the entrance to the temporary access way shall
not be changed and/or altered in any way.
7. It is generally not good practice to have the drainage under the
house. DPW recommends revising the drainage plan to show the proposed drainage
pipe outside
of the proposed building foot print.
8. The plans shall be reviewed and approved by Registered Civil
Engineer with soils engineering expertise or a Registered Geotechnical Engineer.
Certification shall be either by the engineer's stamp and signature on
the plans, or by stamp and signed letter.
9. Provide a detailed drainage plan for the project.
10. Applicant shall pay Public Transportation Facilities fees in
accordance with Marin County Code Chapter 15.07.
11. An encroachment permit shall be required for work within the county
road right-of-way.
12. A recorded encroachment permit is required for the stairs proposed
within North Ferndale Avenue road right of way. Stairs shall begin at least 4
feet back from edge of pavement and outside of the flow line of the existing
drainage along the street.
13. Submit Erosion and Siltation Control plans, per MCC §24.04.625.

standard requirement for new construction on a vacant lot. It was a
staff decision to have poles constructed for neighbors to see the location

DPW has a bogus "Quit Claim" deed from the Homestead Land Trust that is
worthless per my Attorney.

Tamalpais Water and Land Company sold tract # 25 to Ralston White.
Tract #25's eastern boundary was the center line of N. Ferndale. Our
title chain
goes back to Ralston White. Ralston White conveyed ownership in fee to
the
center line of MPC.

Our title recorded in 1984 and Assessor's Parcel Map 48-02 clearly
shows that AP
048-023-26 and 27 own to the center-line of N. Ferndale Ave.

If DPW persists in their wrong headed notion that N. Ferndale Ave. is
County
owned we will require that DPW provide title research documents going
back to
1911.

Don't know why Koji is required to erect storey boards ? His project is
not visble from the streets, The TDRB did not require it. If they are being
solely erected for Barbara Affonso #4 MPC or David Green its an outrage.
Neither haveattended a single neighborhood review of Koji's project. And neither
had anything to say at the TDRB review the day it was approved. What
ever...everyone on MPC loves the design. :-)))
